Process & Fees

What is included in the monthly rent?

The listed rent covers your apartment and access to several community perks, such as: •Full access to all amenities •Parking (on a first-come, first-served basis) Utilities like water, sewer, and trash are billed separately.

What additional monthly fees should I expect?

Monthly Fees: •Water & Sewer: Based on individual usage •Trash: Valet Trash $25 •Renter’s Insurance: Required (you can use our liability-only option or your own policy that meets lease requirements) Optional Fees: •Pet Fee: $500 (one-time fee) •Pet Rent: $25 per pet, per month

How do I schedule a tour?

You can schedule a tour right from our website, or you can always give us a call to schedule a tour.

What should I bring for an apartment tour?

Please bring a government-issued photo ID, such as a driver’s license, passport, or state ID.

Do you offer virtual tours?

Yes, we do! Virtual tours are perfect if you’re out of state or can’t visit in person. We’ll give you a personalized tour and answer any questions you may have.

Can I tour the exact apartment I’ll be renting?

In most cases, yes. If the specific unit isn’t available, we’ll show you a similar one. Feel free to contact our leasing office beforehand to confirm.

Where can I find the application?

You can start or update an application by clicking the "Apply Now" button on our website.

How long does the application process take?

Applications are processed by a third-party screening service. Most applicants receive a decision within 72 hours, though it can take up to five business days.

What documents do I need to apply?

You’ll need proof of income and information about your current and previous landlords.

Is a background check required?

Yes, we conduct both background and credit checks for all applicants.

Leasing Information

Do you accept first-time renters?

Absolutely! No rental history? No problem. Additional deposits may apply.

What if I have bad credit, no credit, or bankruptcy?

We work with applicants with bad or no credit through an option called The Guarantors.

Do you accept evictions or offer second chances?

We are not a second-chance apartment community.

Do you accept vouchers?

Yes, we accept housing vouchers.

Do you allow co-signers or guarantors?

Yes, co-signers and guarantors are welcome.

What is the income requirement?

Your total household income must be at least 2.5 times the monthly rent.

Is your community pet-friendly?

Yes, we’re proud to be a pet-friendly community!

How many pets can I have?

We allow up to 2 pets per apartment.

What are the pet breed restrictions?

For the safety of our community, certain breeds are restricted, including but not limited to: •Pit Bull •Rottweiler •Doberman •German Shepherd •Husky •Mastiff (Contact us for a full list of restricted breeds.)

Our community features 3 levels.

Is parking available on-site?

Yes, we offer on-site parking for residents and visitors.

Can visitors park overnight?

Yes, visitors may park overnight in designated visitor parking areas.

What schools are nearby?

Riverside Elementary, Lockhart Middle School, Wekiva High School, Princeton House Charter School.

Is smoking allowed in the community?

No, we are a non-smoking community.

Do you offer recycling?

Recycling services are not currently available on-site.

Do apartments include washers and dryers?

Select apartment homes have connections.

Do you have on-site maintenance?

Yes! We offer professional on-site maintenance and 24/7 emergency services.

Are wheelchair-accessible units available?

Please contact our leasing team for details about accessible units.

Do you have an on-site dog park?

No!
